VALUE YOUR PROPERTY


The true value of your property is what some one will pay for it.

You may already have an idea of the value of your property and how much you want to ask for. If not, approach a number of Local Estate Agents for their estimate on the value of your property. Valuations will usually vary between agents, and it is not uncommon for agents to provide an unrealistically high valuation as an incentive to encourage you to choose them to market your property. Look in the property ads section of the local newspaper and browse the top property web sites for similar properties in your area.

Price your property to sell or even slightly lower than you hope to achieve. This is more likely to attract the largest number of viewings, may even encourage competitive bids amongst buyers and help achieve the best price for your property. Price your property too high and you will simply generate little interest in your home.

Carry out any essential repairs to the property, replace any light bulbs where needed, repair dripping taps and pay attention to detail when cleaning the house.

VIEWINGS

When showing your property to potential buyers
you may find the following advice useful.

First impression count! Try to view your house
through the eyes of potential buyers. Ensure that
your property is presented at its best, that the
rooms are clean tidy and clutter free. Ensure a
clean and fresh aroma, display fresh flowers if
possible and get rid of any unpleasant smells,
such as pet smells of cooking smells.

Avoid using the hard sell as this may have a
negative effect, do not pressure people into
making a decision.

Make sure that all interested parties have your
full contact details and property particulars
before they leave.

Be security conscious and hide any valuables.

To ensure your own personal safety make sure
you have contact details of all parties before they
view your property and if possible do not let people
into your property if you are alone, much better
to have a friend present when you show people
your property, the same would apply if the buyers
had been sent by an Estate Agent.

AGREE PRICE

Take the first offer seriously, it is possible that this
will be the best offer made.

Evaluate each offer on its own merits, a slightly
lower offer from some one who has no property
to sell or a cash buyer may be a better prospect
than some one who makes a higher offer but has

Set a figure in your mind which is the lowest
acceptable offer you will entertain and work

Set a date for exchange of contracts

Set a date for completion
